Holiday home ownership with Tingdene Holiday Parks

Relaxation is exactly what we offer at Tingdene Holiday Parks. Some Tingdene parks have facilities, like restaurants and swimming pools (or even golf), and all locations have great things to do nearby.

Generally, you only pay for using the facilities when you want to use them, meaning they’re not all included in the pitch fees. This helps us keep our fees among the lowest in each area, ensuring you get the best possible value for money.

And if your chosen Tingdene holiday park doesn’t have on-site facilities, you can still enjoy 10% discount at some of our other parks with our Tingdene Owners Privilege Card, alongside many other nationwide and independent businesses.

UK Caravan parks – embracing the staycation

We are all about holidaying in the UK and embracing staycations, supporting local businesses and enjoying what our locations have to offer across the east coast of England in Norfolk, Suffolk, Essex, Lincolnshire and Yorkshire.

We don’t offer kids entertainment, waterparks and the bells and whistles of a traditional holiday park, with high fees, lots to do and a huge turnover of holidaymakers. The caravan communities at Tingdene provide a home-from-home at a well-managed and friendly location, where you can relax with loved ones or explore nearby attractions and towns.

Our Pitch Fees and GNDC (General and Non-Domestic Charge for Services) are presented in a clear, easy-to-understand format.

Pitch fees

A pitch fee, or site fee, is the cost of having your static caravan on our holiday park.

Over the years, we have ensured that our annual pitch fees have increased incrementally, with an average 2.5-4% each year*, providing stability and peace of mind for our caravan owners.

To assist our owners in overcoming the unique challenges presented by the Covid pandemic and cost of living increase in recent years, we took the decision to freeze caravan pitch fees completely for both existing and new owners across all caravan locations in 2021 and in 2024.

The price freeze in 2024 led to many owners choosing to join our holiday parks, relocating their beloved static caravans from higher-cost parks where rising fees had become unsustainable. This allowed them to continue enjoying their caravanning lifestyle in a more affordable and welcoming setting.

General and Non-Domestic Charge for Services

The GNDC (General and Non-Domestic Charge for Services) is a fair and reasonably apportioned charge, split between all caravan owners on park, and is made up of:

  • Business Rates

  • Trade Waste

  • Water & Sewerage

  • Admin Fee

This charge is estimated for each year and invoiced annually before the beginning of the season. This bill is provided alongside a balancing invoice/credit for the previous year.

Annual Park Licence

We send out a new Annual Park licence for you to sign and return each year, which details the fees for the forthcoming season. If you have any queries whatsoever, we are always happy to explain and answer any questions you may have. We want to ensure you are fully satisfied and happy with the terms prior to signing and keeping your caravan on-site.

The benefit of an annual licence is flexibility. We want our owners to stay with us for as long as they like – but we’re realistic and we know situations change. When the time comes, you’ll have the peace of mind that the maximum agreement you have signed for is a year. This means your caravan can easily be vacated by simply giving the correct notice, which you’ll be guided through by our friendly team.

We strictly adhere to both our local authority issued licences and licences terms as agreed between ourselves and every owner. Owners’ rights and obligations are listed in the licence agreement with the park owner.

Many of our colleagues have been with us for many years. We become friends with our owners (some even say family!) and know our local area like the back of our hand.

Our teams are knowledgeable regarding the holiday home lifestyle, having worked with us and in the industry for many years. Our team members are always there to recommend places to visit nearby, talk about local goings on, or simply just to have a cup of tea or coffee and a catch up.

Our Owners Events are a great opportunity to have some fun with the park team and other owners, so make sure you come along to them to get to know us and your fellow community – they’re a ball!

Of course, there will always be a friendly voice on the end of the phone if you need to call regarding your beloved holiday home once you’re back at home. You may have left a window open or are anxious that you left the oven on, and we know and understand the anxiety this can cause when you’re hours away – we are always on hand to help if need be.

Holiday use of caravans

We have always been upfront and clear on the rules around using a second home as a holiday home, and not as a place of residence.

Our caravan parks have varying lengths of season, with a specific closed period (usually during the winter months). You cannot live in a caravan on our holiday parks, and we require caravan owners to confirm their residential address when signing a licence agreement with us.

For holiday parks and holiday homes where 12-month holiday use is available, we require proof of a residential address off the park.

Letting your caravan

With permission from your park office, we allow you to let your caravan as you wish. We won’t get involved with managing that process (assuming your guests follow all park rules), meaning you can offset your annual running costs when you’re not using your caravan without any fuss.

You are welcome to use a letting partner*; many of our holiday homeowners currently use the following, among others:

Age of caravans

We do have rules regarding the age of caravans, but that doesn’t mean you will be forced to leave once your caravan reaches our age limit. We’re transparent and open about our age limit rule, and make customers aware of this at the point of enquiry, and throughout the sales process.

Our park rules state that caravans over 10 or 15 years old (depending on location) can't be moved on to our parks, or reassigned. In simple terms, if the caravan is 10 or 15 years old when you buy it (or will be by the time you decide to sell), it can only be sold to someone planning to move it off the park.

However, we don’t make you move or upgrade if your caravan has exceeded the 10 or 15-year limit as long as it is well looked after*, which is at the discretion of park management.
